A lot of people like to look at the MLS, thinking that they will find something amazing. While you can occasionally find a good deal, the fact that so many other people are combing the MLS limits the number of deals available to you. That’s why I want to show you how you can find amazing off-market deals in real estate.
If you’re looking to buy real estate—whether you want to buy and hold or buy and flip—off-market properties are the best place to look. There are three ways to find off-market properties:
1. Driving for dollars. The idea behind this strategy is to identify dilapidated properties as you’re driving through neighborhoods. Oftentimes, a dilapidated property means that the seller can no longer afford to maintain the property, so they’re much more likely than a traditional seller to sell it in as-is condition for under market value. Once you buy it, you can add a lot of value by either by fixing it up and then living there yourself or reselling the property for a profit.
If you’re looking to buy real estate, whether you want to buy and hold or buy and flip, off-market properties are the best place to look.
2. Absentee landlords. A lot of people become landlords only to realize that there’s a lot more work involved in being a landlord than they originally anticipated. With the various headaches that landlords experience, they’re often willing to sell their properties under market value in order to just be done with it!
